Swanston Hall site, Belfast

No 29 Wellington Place is a late-Victorian building perhaps best known as “Parsons & Parsons”. It shares a rear boundary with nos 41-49 Queen Street – a building in more recent times occupied by “The Athletic Stores” but originally built, in 1911, as a linen warehouse. The proposed demolition and redevelopment of the latter has proved to be a matter of some considerable controversy. The current (September 2015) proposal is to redevelop both as “managed student accommodation”.
The site has the following planning permission “LA04/2015/1252/F Erection of purpose built managed student accommodation comprising 114 studios and 203 cluster rooms (317 units in total), retail unit (class A1) on ground floor of Queen Street, common room, management suite on ground floor of Wellington Place, reception, laundry room, cycle store, plant room and bin storage area. Retention of existing facades of 41-49 Queen Street, 24 College Street and 29 Wellington Place and demolition of buildings behind. The proposed building is 5 storeys behind Wellington Place façade, 7 storeys behind Queen Street façade with a setback floor at level 8 and 13 storey tower setback from the Queen Street frontage. (Amended Plans) 41-49 Queen Street 24-30 College Street and 29 Wellington Place Belfast”.
