The northern end of a site beside the Clarendon Dock for which there is the following application for planning permission: “0325/F Vacant land at Clarendon Dock 35m southwest from 27 Albert Quay and 140m northwest of the Harbour Office Erection of office building, surface car parking and other associated works”. The elevations (available from the Planning Service website) show that the building will have five floors. It represents the first part of the “City Quays” development on the site of the former Donegall Quay ferry terminal. A large-scale redevelopment of an area of disused harbour land (including the former Donegall Quay ferry terminal), on the seaward side of the cross-harbour bridges. An application for planning permission (Z/2010/1006/O) was advertised towards the end of October 2010. The advertisement read “Lands bounded by the River Lagan to the east , Corporation Street to the west , Dock Street and Corry Link to the north and the elevated M3 Cross Harbour Bridge/Motorway to the south , City Quays Clarendon Dock Belfast 215,563 sqm of floorspace including a maximum of 120 residential units (up to 22,870 sqm) with associated amenity space and surface parking (up to 1,720 sqm); an hotel (up to 26,850 sqm); class B1 offices (up to 123,170 sqm); small scale retail and retail services (up to 950 sqm); cafe/restaurants (up to 1,003 sqm); and multi-storey car parking (up to 21,000 sqm), plus associated works including basement carparking (up to 16,000 sqm); ancillary service area (up to 2,000 sqm); open space; and related infrastructure improvements”.
In a press release issued on 1 December 2014 Belfast Harbour Commissioners stated “Belfast Harbour has confirmed that the world’s largest law firm, Baker & McKenzie, will be the first tenant for its flagship Grade ‘A’ office scheme, City Quays 1 . . . . Work on the five-floor City Quays 1 office is due to complete in early 2015 with occupation anticipated by mid-April. Belfast Harbour is also in discussion with a number of other parties regarding the remaining 41,000 sq ft at City Quays 1 and a further 124,000 sq ft at City Quays 2 which is due for completion in 2016.”
There is the following application (14 December 2016) for planning permission “LA04/2016/2656/RM Multi-storey car park (907 spaces) - maximum height of 33.2m, access road, alterations to existing car parking and road layout and associated site works. Land west of Donegall Quay north of the M3 Cross Harbour Bridge east of Tomb Street and 50m South of Corporation Square”.
