Part of a terrace of seven properties, originally “back-to-backs” with rear units part of Henleys Yard. Previously Sincil Street was Elder Lane, it had no houses on it in 1817 but by 1826 there were 63 including 38 to 44. It changed to Sincil Street about 1830 (I can’t find Elder or Sincil in 1828 & 1835 directories). 39 and 40 were two of a number of properties owned by a John Hawson in 1851 and rented out. From the 1870s-80s the party walls between the front and rear back-to-backs were knocked through, the 1931 map indicates that 39 and 40 were the last ones to be knocked through. The houses to the rear of 39 and 40 Sincil Street (possibly No.s 7 and 8 Henley’s Court) were demolished before no. 39 was extended eastward. A leasehold plan shows that by 1958 No.39 had been extended eastward. That extension was continued northward between 1958 and 1976. The shop fronts are thought to date to post 1999. The party wall which would have divided no. 39 from no. 40 has been completely removed. Directory lists include; 1889 has Mrs Elizabeth Dolby, wardrobe dealer but no number, however in 1896 she is listed at 39 and 40 with paper hanging warehouse in 40; 1894-1901 both 39 and 40 are listed as John Dolby, wardrobe dealer, otherwise, for 39; 1851 Edward Ragan; 1857 Joseph Marriott; 1863 William Clapham; 1868 Richard Wood, boot maker; 1872 Not listed; 1877 John Hopkinson; 1885 Charlotte Dunston; 1905 Walter Rylatt, butcher; 1909-1913 Eastman's Ltd., butchers J W Parker, manager (1910 Tax Book shows owner ‘Executors of T Cooling’); 1915 The People’s Meat Stores; 1919-1957 Arthur Peel, butcher; 1965 T R Ives, butcher; 1966 purchased by Donald Oswin who owned Sowerby’s at No.40; For 40; 1851 John Perris; 1857 William Harding; 1863 Isaac Bayles; 1872-1877 John Dane, potato dealer; 1885 Thomas Ingall; 1905 William George Hayward, refreshment rooms; 1913-1919 Arthur George Corthorn, confectioner (also refreshment rooms in 1913) (1910 Tax Book shows owner ‘Executors of T Cooling’); 1946 George Sowerby, butcher; 1957-1965 Sowerby’s (Donald Oswin), pork butchers & pig breeders. Presumably around 1966 when Oswin owned both buildings they were knocked into one. From at least 1971 they are referred to as one shop including, with dates when known to be here we have, Sowerby’s butchers (until at least 1999); Tina's Cards & Gifts with Streetlife Body & Human Hair (2011-2017), (possibly the same businesses but also The Card & Gift Shop and Human Hair Extensions) and Paulines Jewellery. Seems to have been empty from at least mid 2018 to now (Jan 2022) or possibly used as a mess/office for the regeneration of the area.
