Anglia Square / Norwich :: Shared Description

When Anglia Square was opened in 1970, comprising shops such as Fine Fare (closed in 1984), Sainsbury's (moved out in the late 1980s) and a Boots Pharmacy as well as offices, a bank (Barclays), a new cinema (Odeon) and a multi-storey car park, it was described as a town within a town. The adjacent Sovereign House, accommodating Her Majesty's Stationary Office, had already opened in 1968.

Plans to revamp the square in the late 1980s failed due to high interest rates, and only a small regeneration was carried out in 1991, resulting in the installation of a glass canopy. HM's Stationery Office was privatised in 1996 and closed a decade later. Ever since, Anglia Square has had a number of owners, from Quintain Estates & Development in the 2000s to Lagmar Properties in 2005, who sold it to Centenary Ashcroft, who in 2008 planned to refurbish the site which, due to the credit crunch, never materialised. With Tesco in negotiations to move in, in 2011 a revised plan was developed but the Irish banking crisis put a stop to that.

In 2017, the most recent owners, Columbia Threadneedle in cooperation with Weston Homes revealed their proposals for regeneration: to demolish the shopping centre, car park, and Sovereign House and replace the buildings with 1234 new homes, including three large blocks of up to 12 storeys high, a leisure quarter with a cinema, a 20-storey tower block and a new home for Surrey Chapel. The development, if approved, is scheduled to take six years to complete.

The project is opposed by the St Augustine's Community Together Residents Association, the Dean of the Chapter of Norwich Cathedral, Historic England, the Norwich City Society, the Council for British Archaeology, the Norwich Cycling Campaign and by to-date 531 members of the public.
